cost. Also you should only purchase from an estate agent with a CIF

Useful information:
• You will
require an NIE number before you can purchase a property. This is
obtained either in Malaga - Antequera
or Granada
depending upon where you purchase your property and is needed before you
sign
the escritura
(title deeds)
• To live in
Spain you will have to obtain a "residencia". To obtain this you
will need a form from the local authority
in the town
or village that you plan to live in.
• You will
need to obtain a social security number in order to receive medical benefits.
• Allow 7%
for transmission tax - 3% for notary & land registry on top of prices
quoted unless stated to the contrary.
• You will
need to open a Spanish bank account. It is normal to leave a small
deposit of approximately of
about GBP
2,000 with 10% being payable within one month and the balance at the Notary
when the title deeds
(escritura)
are exchanged.
• If you purchase
a property from another non-resident you should retain 5% of the price
and pay to the tax
office within
3 months of the exchange of contracts. The 7% transmission tax must
be paid to the tax office
by you or
your representative within 30 days of exchange of contract.
• You will
need to change the electricity, telephone, water, rubbish and rates into
your own name and it is
preferable
to arrange with your bank to have direct debit for for these. Your
agent will normally assist you
with most
of these things.
• If you are
a Seller you have 30 working days to pay the local authority the "plus
valia" (capital gains tax) after
the transfer
at the notary. You need to get a copy of the new "Copia Simple" from
the notary to give to the local authority.
